Student housing is as much a part of the college learning process as the classroom experience. It is an exciting time of self-discovery and discovery of the world in general. Berklee students are exposed to a wide variety of backgrounds, cultures, and musical styles. For many students, this is their first experience with the responsibility of independence and the art of compromise that comes with living with other people. Here at Mantra RE and Boston Best Rentals we have been renting Berklee Students for years. 
The majority of Berklee students live in apartments in Boston and the vicinity. Because the college's residence hall space is limited, acceptance to the college does not guarantee on-campus housing availability. The Housing Office assists students with on-campus living. The Office of Off-Campus Student Services, located in the Office of Student Activities, works closely with all students to provide information, guidance, and support to those seeking off-campus housing.

On-Campus Housing

Berklee's residence halls are located in Boston's Back Bay-Fenway neighborhood, easily accessible by public transportation. It is a central urban location that is near other major universities; Symphony Hall; the Museum of Fine Arts, Boston; Fenway Park; and many other cultural, educational, and entertainment centers. Many of the city's best music stores, concert halls, and clubs are in the neighborhood.
College residence halls provide a secure home base in the middle of Boston and a place to make friends and share music with people from across the country and around the world. The convenience of being close to all of Berklee's facilities is a major advantage of residence hall living. For students living on campus, the Office of Residence Life provides student services. Resident assistants organize a variety of social and educational events for students.
Because of Berklee's urban location, safety and security are important considerations. The college's professional security firm provides 24-hour access control at each residence hall, and security officers are always available to assist residents. Each residence hall has double and triple rooms (some with private bathrooms), television lounges, and coin-operated laundry facilities. Residents have around-the-clock access to practice rooms in each building
Detailed housing information and an application for residence are sent to accepted and confirmed students by the Housing Office, subject to availability of residence hall space. Mailings for the fall term begin in February, for the spring term in October, and for the summer term in March. Residence space is limited and does fill up quite early prior to each term. Room reservations are made on a first-come, first-served basis. It is wise for students to complete the admissions application as early as possible because residence hall space is assigned only to accepted and confirmed students.

Off-Campus Student Services

Boston and its neighborhoods house over 75 percent of Berklee's student population. Off-Campus Student Services seeks to provide resources and materials to Berklee's non-residential students, from apartment search basics to an off-campus housing bulletin board where students can post anything from "Room Wanted" to "Temporary Housing for Rent."
Apartment hunting in Boston can be challenging, especially when getting started, and even more so if you are far away from the city. When looking for an apartment, we recommend that you start your search online, but plan to dedicate at least a few days to actually visiting the area, making several appointments to see apartments, and doing a certain amount of walking and making phone calls. Any planning you can do beforehand will help you get the apartment you want in the neighborhood you enjoy most.

. Make sure your cosigner is creditworthy, as landlords review your cosigner’s credit report
and verify employment.
. Make sure you have at least one month’s rent in your bank accounts.
. To secure an apartment, it would be in your best interest if the owner took the apartment
off the market to prevent other realtors from showing/renting it. To do this, the owner
requires a deposit equal to one month’s rent. This is due the day you decide to put forth an
application. Note: Some landlords will not even consider an applicant unless they have a
deposit of one month’s rent. If the owner accepts your application, your deposit gets
applied to your first month’s rent payment. Should the owner reject your application, your
deposit will be returned. remeber a Broker usually charges a 1 Month realtor fee for service. sometimes the landlord will cover 1/2 or all but it is a market condition if it is hard to get an apartment you will most likley pay a fee in softer markets you will not.
. You should have two and a half months in reserves, in addition to the month rent you
already put down, for last month, security, and any misc. fees. The remainder of the last,
security, fees will be paid on a schedule set forth by the owner/property manager.
